Know the moment rates move, not three weeks later.
Most people find out their rate was beatable after they have already signed. Rate Watch is a short Wednesday email with where fixed and variable actually landed this week, and whether it is worth doing anything about it.
Free, weekly, and about 300 words. 2,600 homeowners read it. Unsubscribe any time.
Rate Watch · every Wednesday
The email your bank would rather you did not read.
Where fixed and variable landed this week, in plain numbers. What it means for a renewal coming up in the next twelve months. And a straight answer on whether locking in is worth it right now, including the weeks when the answer is no.

How a mortgage actually gets done
Four steps. You do the first one and we do the rest.
- 1
A 15 minute call
What you earn, what you owe, what you are hoping to buy. No documents yet and no credit check.
- 2
We shop 40+ lenders
Banks, credit unions and monoline lenders. They compete for you, which is the entire point of a broker.
- 3
You get the real numbers
Rate, payment, penalty terms and what it costs to break the mortgage early, in writing, side by side.
- 4
We handle the paperwork
We chase the lender, the lawyer and the appraiser so you are not forwarding PDFs at 11pm.
40+ lenders compete. You pick.
A bank can only offer you the bank’s products. We are paid by the lender on closing, so a standard residential mortgage costs you nothing to arrange through us.
- Purchases, renewals and refinances
- Self-employed and commission income
- First-time buyers, start to finish
- Renewal reviews before you sign
Questions we get every week
What does this cost me?
Nothing on a standard residential mortgage. The lender pays the broker when the deal closes, and that is disclosed to you in writing before you sign anything.
Will shopping around hurt my credit score?
No. We pull your credit once and present that single pull to lenders. Applying to five banks yourself is what causes five separate hits.
I am self-employed and the bank said no.
That is roughly a third of our business. Lenders read self-employed income very differently from one another, and the bank that declined you is one opinion, not the market.
My renewal letter arrived. Should I just sign it?
Get it checked first. A renewal offer is priced on the assumption you will not compare it, and comparing takes about ten minutes.
Start with the email. Talk when you are ready.
Most people read Rate Watch for a few months before they ever call. That is exactly how it is meant to work.
